Our starting point

Our work can take several forms. What connects it is a clear need, a viable path forward, and the potential to make the surrounding community stronger.
The strongest neighborhoods give people more reasons to be there.
We pursue mixed-use developments that bring housing, businesses, services, and shared spaces together. Each project should respond to its surroundings and contribute to a more active, connected community.
An existing building can hold more than history. It can hold the next chapter of a community.
Accretion looks for downtown properties, commercial spaces, and overlooked buildings that can be repositioned for new uses. Adaptive reuse allows us to preserve local character while meeting changing needs and creating new economic activity.
Southern Indiana's growth depends on people having access to the skills and opportunities required to participate in it.
We're developing spaces for adult education, hands-on training, workforce development, entrepreneurship, and career advancement. These environments can connect local people with growing industries while giving employers access to the talent they need.
Not every valuable development needs to be a landmark.
Communities also need everyday places that improve life. That could mean locally relevant retail, flexible office space, childcare, healthcare, food, recreation, community programming, or something not built here before.
We pursue spaces shaped around the people who'll use them, not just the people passing through.
Beyond categories
Some of the most meaningful projects begin as unconventional ideas.
Accretion is open to properties, concepts, partnerships, and public-private opportunities that may fall outside traditional development categories. If an idea addresses a real need, has a viable path forward, and can create lasting value, it deserves a closer look.
Good ideas don't have to arrive with a familiar label.
